CAR PARK (Residents’)

The Canary Riverside underground car park entrance is beneath Westferry Circus, accessed from Westferry Road (via the underground roundabout). Residents enter the car park using their parking space access fob, which is required to gain entry through the main entrance barrier and the relevant residents’ parking barrier.

Residential parking spaces are split across two levels: P1 (accessed up a ramp directly in front of the car park entrance) is solely residential parking while level P2 (car park entry level) includes residential spaces in specific areas (accessed through barriers) as well as public and hotel parking and a car wash.

Permitted Use

A resident’s Parking Space can only be used for the parking of a private motor vehicle (per 1.35 of the Lease). It is not permitted to bring caravans, trailers or boats to be brought into the Car Park or onto a Parking Space.

Use of a resident’s car park space

We are advised that anyone, including a member of staff, personally authorised by a tenant to use his or her parking space is entitled to do so - provided no formal rights to use (“part with possession”) are transferred to the user.  For example, if a member of staff is allowed to use the space they do so with the full understanding that they are using the space at the invitation of a specific named resident and that that invitation is personal,  informal and can be withdrawn at any time.  A key factor is that no money changes hands in connection with the arrangement, as would be the case with any visitor.

Height restrictions

The maximum height of a vehicle that can enter the car park is 3.275 metres, which applies to the van route and delivery bays situated on level P2.  Delivery vehicles exceeding this height must use the Loading Bay (which must be pre-booked). The general clearance height for residents’ car parking is 2.275 metres, however there are some areas with a maximum clearance of only 2.025 metres.

Entry and exit

Car park entry and exit system

  • The car park has two entry lanes and one exit lane. Entry is controlled by a barrier system that functions by either passing a resident’s car park fob in front of the reader or by taking a ticket (public car park).

  • Exiting the car park is by either passing the resident’s car park fob over the reader or by inserting a (paid) ticket. Payment for public parking should be made at a pay on foot machine prior to returning to the vehicle. Resident’s fobs are valid for the car park if a private car park space is owned (a flat’s fob does not provide car park access).

  • Fobs record both entry and exit into the car park and only work if the process is carried out in the correct order - ie, on having entered the car park you must exit before the fob can be used to regain entry. Access will be denied if the fob is not programmed to activate the barrier. All barriers are cited with 2-way communication so the car park security officer can help if required.

  • In the case of a forgotten or misplaced fob the car park security officer will confirm the validity of the person by using the access control system. In the case of uncertainty the person will have to take a ticket and proceed in the same way as a public user. NB: In the case of a lost car park ticket the person will be charged for a full day's parking at the public car park payment booth.

Residents with private parking spaces

  • On entering the car park, waving the car park fob at the barrier reader enables the barrier to be lifted and the resident can progress to their allotted space.

  • If the space is located on P1 the fob will permit access through the P1 entry barrier situated at the bottom of the ramp directly in front of the main entrance.

  • If the space is on P2 the resident should drive to the relevant car park area. There are two residential parking areas on P2, both of which are barrier-controlled and accessed/exited using the car park fob.

  • Residents are permitted to allow their guests and visitors to use their own private parking space. You will need to meet your visitor at the car park entrance in order to use your car park fob to let your visitor in/out. You must not allow your visitor to park anywhere other than your own demised parking space (unless they are using the pay and display public car park - see below).

  • The Circus Apartments have designated spaces on P1, which are clearly marked.

Visitors

  • Your visitors can use either a resident’s demised parking space (if the resident uses their fob to enable them to gain entry) or the public parking area of the Canary Riverside car park. To use the public car park they should collect a ticket on entry and pay prior to exiting.
