Letting your apartment
Under the terms of the lease, leaseholders are allowed to underlet their apartments by way of an Assured Shorthold Tenancy agreement (AST) for a minimum six month period..
Please refer to section 11 of your lease for information on sub/underletting your apartment. Restrictions include:
minimum term of six-months letting period.
not letting only part of the flat (as distinct from the whole).
not letting the car park space separately from the flat.
‘Airbnb-type’ lettings are prohibited - see short-term lets
Leaseholders must register the underletting/sub-tenancy with CREM (the landlord) within 28 days (para. 12) and notify the managing agent. CREM will require the original or a certified copy of the AST, and will demand an administration fee (currently £95 + VAT) to register the underletting. CREM can be contacted at crem@yianis.com.
For an underletting of more than three years a Deed of Covenant with the landlord is required. The Landlord’s fee for this is currently £100 + VAT. In addition, registration of the underletting within 28 days is also required, the fee for which is £95 + VAT.
Leaseholders must also notify the managing agent, Parkgate Aspen, of the sub-tenancy to ensure estate staff are aware of the names and contact details of the tenants. Please email Jaime Rodas.
Electricity billing of sub-tenants
Clever Energy’s advice for buy to let landlords is:
Understand your meter and how what it displays relates to the electricity invoices.
Make sure you have a record of any meter id numbers – check them against your electricity invoices.
On change of tenancy dates take photographs of ALL the displays on the meter – not just the default display.
Inform us that you had a change of tenancy on dd/mmm/yyyy – send us all the photos as well.
Include the email address(es) of any tenants to email invoices to – remember to tell us any that are no longer relevant.
We’ll send a calculation that shows the relevant meter readings and split of costs to yourselves.
If you use an agency – make sure they understand the above, especially 1-3.
